Objective: The property manager of a five-story building in New York City needed to upgrade the control integration of the indoor heating and cooling system. The air conditioning and subfloor heating would often come on at the same time, with humidity levels varying widely from one area to the next. With space limited, ASD needed to set up a BACnet network that allowed for communications directly with the major HVAC equipment already installed.
Work Completed: The HVAC and humidity equipment within the New York townhouse were completely integrated. Having a BACnet network allowed for communications directly with the major HVAC equipment already installed. The integration created a control system that operated automatically, making multistage heating and cooling calls, as needed. Also, the boilers were changed from on-off control to a fully modulating staged control using the outside air temperature as a basis for anticipated heating load. This improved the efficiency and operation of the boilers by 32 percent.
