Customer: Westbrook Corporate Center (Westchester, Illinois)

Installation: Fifteen Trane custom air-handling units and 15 Trane air-cooled chiller plants

Completion: April 2013

Objective: Improve the infrastructure of five 10-story buildings at Westbrook Corporate Center in order to save energy and improve occupant comfort and satisfaction.

Work Completed: Westbrook Corporate Center, which is owned by an affiliate of and operated by Arden Realty Inc. and features approximately 1.2 million square feet of leasable space, faced challenges that included a need for lower maintenance costs and greater energy efficiency. Lighting and HVAC improvements completed at the complex have significantly reduced maintenance. A three-year maintenance contract helps ensure systems continue to run at optimized levels. The contract covers all systems, including the Trane chillers, fans, and controls. Addressing these facility challenges helped improve tenant retention and attract new long-term tenants. Leaders at Arden Realty Inc. expect the upgrades will generate significant annual energy savings while alleviating challenges with tenants and ensuring consistent building occupancy.
