Objective: Asian real estate developer Sun Hung Kai Properties frequently utilizes the application of new green technologies. Sun Hung Kai Centre is among the buildings in Hong Kong that has achieved the “Excellent” certificate awarded by the Hong Kong Environment Technology Centre, as well as achieved global certification from the International Standards Organization (ISO) for its accomplishments in improving quality and environmental management. Sun Hung Kai Properties set out to further reduce the building’s energy consumption and carbon footprint by 5 percent with minimal disruption to the occupants.
Work Completed: Johnson Controls optimized the building’s central chilled water plant, which typically consumes about 40 percent of the total energy consumption in the building. Johnson Controls’ Central Plant Optimization 10 (CPO10) software, integrated with its Metasys® building management system and York YK centrifugal chillers, incorporates practices from chiller plants to optimize plant configurations. As a result, chillers with different tonnage and starters can be utilized depending on building load and ambient conditions. Johnson Controls also introduced its proprietary fault-diagnostic software, Connected Services, which allows for remote monitoring of chillers around the clock. With that, Sun Hung Kai Centre receives real-time information on its chiller plant performance as well as timely insights through monthly, customized reports that indicate the health of the chillers.
